We keep direct booking simple. Send us your dates and we'll personally confirm availability and your total. Rates vary by date and length of stay, so we don't publish a fixed nightly calendar here.
Your quote will include the stay total, required taxes and any specifically disclosed pet or other fee. No security deposit is required for our standard direct stays.
For the occasional direct stay, there's no need for a complicated checkout system. We confirm the details with you personally and keep the process straightforward.

Because our standard direct stays do not require advance payment, we do not charge a standard cancellation fee unless a different arrangement is agreed to in writing. Please let us know as soon as possible if your plans change.

No organized gatherings are permitted at The Roost under any circumstances. If you're attending a wedding, reunion, concert or other event nearby, we'd be happy to be your place to stay - the event itself simply happens elsewhere.
Only registered guests may stay overnight. Day visitors require prior Host approval.
All visiting dogs must be current on flea and tick prevention, remain leashed outdoors, stay off furniture and bedding, and have waste cleaned up. A $200 fee applies to any undeclared pet.
Smoking and vaping are not permitted anywhere on the property. No exceptions.
Please respect our neighbors and surrounding property, lock the door whenever you leave, and report damage, spills, water intrusion, unsafe conditions or anything not working properly right away.
Guests are responsible for actual damage or losses caused by themselves, approved visitors or pets beyond normal wear and tear.
Only human waste and toilet paper may be flushed. Stop using and report any toilet or plumbing issue immediately.
Check-in is after 3:00 p.m. and check-out is by 10:00 a.m. Early check-in or late check-out may be requested close to the stay and will be accommodated when the booking and cleaning schedule allows.
The apartment is upstairs, accessed from a private ground-floor entrance by 18 interior stairs. Dedicated parking and complimentary EV charging are beside the entrance.
The Roost is approximately 200 feet from a two-lane state highway, so traffic may occasionally be heard, particularly during commuting hours. The garage is used occasionally, and guests may briefly hear its door or a vehicle.
Walking trails are used at your own risk. Guests may encounter insects, poison ivy, field mice, snakes or other wildlife, as well as occasional rural sounds such as roosters or music.
Small fires are permitted only in the designated fire ring and only after confirming that no burn ban is in effect.
Exterior security cameras monitor outdoor areas only. Smoke and carbon monoxide alarms are interconnected with the main house, so an alarm anywhere on the property will activate all alarms.
We'll use the agreement that matches the purpose of your trip. After your dates and total are confirmed, we'll send the completed agreement for your signature. The signed agreement is due before check-in.
